We understand that no two jobs are the same as well as no two blocks of land, and we pride ourselves on providing customisable plans unique to our clients and their needs. However, we also like to follow a standard procedure so that our clients know what to expect as a general guide.
We begin all of our jobs with an initial online questionnaire and either in person or online consultation, which you will have with one of our designers. In this consultation we will go over what you are wanting from your project, and all the ins and outs of your ideal design.
After this initial consultation we will have all the required information to be able to provide you with a fee estimate, which will outline the costs for both our services, as well as for our contractors that we will use throughout the process.
Once we have received your acceptance, we will proceed with the concept design. This is where we take all your ideas and customise them into a design that is the starting point to your desired outcome. We never expect these to be perfect straight away, and we allow for changes within this stage.
Whilst we are working on the initial design, we also make sure to order all the relevant information required at this level relevant to your job, so that we are aware of any constraints or considerations we will need to approach before going further.
After the concept design is approved, albeit a few minor changes, we start to work on the preliminary design. This stage allows our clients to see their project with a lot more detail, including elevations and roof plans, etc. to understand how their preferred floor plan translates into a complete structural design.
At this stage of the design, we encourage external consultants to organise soil tests and site levels, unless the design calls for these when doing the concept design, as well as obtaining any dispensations, developer approvals or planning permits if required.
This is what we consider to be the final stage of the process. The construction stage is where we finalise the design, including internal elevations where requested, and add all the little details that complete your project.
During this stage we also organise, through our external consultants, for structural or civil (where required) engineering, and energy ratings. Once we have received these back, we will complete a thorough check on our end before releasing your job to you, so that you can start turning what is on paper into a reality. The only thing left is to apply for a building permit if you are going owner builder, or if you are using a registered builder, they will arrange this part for you.
